Should you waive your contingencies to make your offer more attractive?

Here's the honest answer: sometimes yes, sometimes no, and it completely depends on the situation.

A contingency is a condition that has to be met for the sale to move forward. The most common ones are the inspection contingency, the financing contingency, and the appraisal contingency. Each one protects you from a different kind of risk.

Waiving them makes your offer look cleaner and more competitive to a seller. But it also means you're taking on that risk yourself.

Waiving a financing contingency when you have a fully underwritten pre-approval? That's a calculated move that could work in your favor.

Waiving an inspection contingency on a 1960s home with an unknown roof, an old furnace, and a basement you couldn't fully see? That's a different conversation.

Here's what the numbers actually show right now in Eau Claire:
Median sale price: $289,000 — still historically strong, and well above where we were five or six years ago.
Months of supply: 4.2 — approaching balanced, but sellers still hold a modest edge.
Average days on market: 87 days — buyers are taking their time and doing their homework.

What does that mean practically? Well-priced, well-prepared homes are still selling. Overpriced ones are sitting — and sitting homes lose momentum fast.

Spring and early summer are historically the strongest window to sell in Eau Claire. If you've owned your home for a few years and have equity built up, right now through early summer is your best shot at a strong outcome.

Here's what the numbers say about one of the fastest-growing cities in the Chippewa Valley:

Population has grown 13% since 2020 — and it's still climbing at 2.3% annually. That's not an accident. People are choosing Altoona on purpose.

Median household income sits at $80,126 — one of the highest in the region. The workforce here skews educated, with over 41% of adults holding a bachelor's degree or higher.

Home prices are running around $320,000 — competitive with Eau Claire but with newer construction, bigger lots, and more room to grow.

Property tax rate of 1.70% reflects the investment the city is making in infrastructure and development.

And then there's River Prairie. A destination development along the Eau Claire River that includes a splash pad, ice skating loop, canoe and kayak landing, amphitheater, fire pits, and a walkable Main Street promenade. It's the kind of community amenity that takes a city from good to genuinely great.

Five minutes from downtown Eau Claire. Its own school district. Its own identity.

Most people don't realize that Wisconsin goes beyond federal law. Wisconsin Statute 106.50 covers 13 protected classes total — adding age, lawful source of income, ancestry, sexual orientation, and status as a victim of domestic abuse or assault on top of the federal protections.
